Talbot Park 21 New Housing Project for Housing New Zealand Corporation

The project consisted of a 12 month contract period, which involved extensive earthworks in the first three months of the project, with a nine month construction programme. The houses were handed over in four stages with all 21 of the houses being handed over in the agreed time frame. The houses were architecturally designed to suit larger families with good flow throughout the properties. The houses are well ventilated with all of the windows having passive ventilators. A range of cladding was used, which included a special run of Eco ply, with a 10mm negative detail, along with durable profiled metal cladding. The interior of the homes had durable kitchens with stainless steel bench tops, the use of high density moisture resistant board to the kitchen cabinets and laundry units. The bathrooms were lined with hardiglaze for easy cleaning, the insulation consisted of Eco fleece R2.6 to the walls and R3.2 to the ceilings. The houses were all completely fenced and landscaped with a range of different paving and concrete surfaces.
